So you decided to start that renovation project, and you’ve found a designer and contractor that you love. For many months, you have viewed samples, sat through design presentations, made final selections and now you are ready to get started on making this beautiful dream a reality.

It’s time to get started with the construction process but what does that mean exactly? For some, this process can seem a bit overwhelming but when you know what to expect through every step of this process, you’ll potentially stress less and be able to focus more on the end goal; enjoying your beautiful newly renovated home.

What does this renovation process look like exactly you might ask? Well, it’s comprised of several phases, some more exciting than others but each one just as equally important as the next.

  • The first phase is the Design Phase. This is one of those exciting phases and includes the process of deciding what your renovation project will ultimately end up looking like in the end. Design and Budget will typically do a little circular dance back and forth before starting Construction.
  • The second phase is the Budgeting phase. This is one of the phases during the renovation process that can be a bit stressful for some because it involves having to pay larger sums of money to get the project started. Knowing and understanding the budget breakdown and where your money is going can help ease anxiety during this phase. That's why it’s important to have a team of people who you can trust, which is also why we work with fixed design fees rather than billing hourly at KKD.  That way you can better plan for the whole scope. Think about the investment that you are making to get one step closer to your beautiful home.
  • Phase 3 is the Demolition phase. By the time that you reach this phase, you would have taken care of the financial component, and you will see your project get started. This phase can be really exciting for some, and concerning for others.  It’s the “open heart surgery” portion where it’s got to get messy before it gets better.
  • The Framing phase is next and here is where you start to actually see your project start to come to life. Those who don’t get excited during the demolition phase, they typically get excited during this phase. It typically moves faster than other phases which is also gratifying.
  • The Plumbing, HVAC, & Electrical phase is when very important things are happening, but doesn’t show much drastic change. The fact that you don’t typically see much visual change can make this phase seem slow. Just be patient and trust the process. Once this phase is complete, you are one step closer to enjoying your space.  This is also the part that really needs detailed care to make it right because often things people wish they’d done differently after a remodel involves this phase (such as outlet/switch locations).
  • The Drywall, Trimwork, & Cabinets is another exciting phase. You start to get a better visual idea of what your space will look like. You also get a better feel for the spatial volume, function, and woodwork details of your space.
  • The Flooring/Tile phase takes some time, depending on the type of flooring being installed, and how detailed the layouts are. Hardwood and stone floors can take a little longer for the installation to be completed. This process can be a bit stressful because of the time that it takes to complete but once it’s done, you will start to feel more at home.
  • The Paint/Finish Details phase is one of the final phases of the renovation process and is also one of the most exciting because you start to finally see all of the products, countertops, finishes, and materials come together the way your designer could in the beginning. It is here where you’re approaching the final stretch and your project is nearly complete.  It’s hard not to get antsy during this portion because you can finally see the end, but the punch list of little items to complete feels daunting.
It’s PARTY Time!!!! This is the final phase of your project. You are officially done! Your project is complete and all of the hard work that you and your team have put into this project has come to an end. You can now kick your feet up and enjoy your space or invite a few friends over to celebrate your newly renovated project.  Heck, I’ll even host and throw you a party in your own house so you can show it off to your friends and not have to lift a finger!
